


Longitude Planning Group partnered with the Town of Robbins to lead the planning and design of the community’s downtown district. The Robbins Downtown Master Plan builds on the town’s rich history while setting a framework for future growth, economic development, and community identity. The goal of this effort was to honor the town’s historic character while improving livability, connectivity, and visual cohesion. The plan positions Robbins to strengthen its built environment, attract new investment, and enhance the overall experience of its downtown core for residents, visitors, and business owners.

The project involved creating a comprehensive downtown master plan that addressed land use, circulation, streetscape improvements, and public space programming. Longitude’s team worked closely with the Town to assess existing site conditions and develop strategies to improve walkability and connectivity throughout downtown. The plan emphasized enhancing the built environment through pedestrian-friendly streets and open spaces while strengthening the economic vitality of the downtown core. It also aimed to establish a cohesive community identity through unified signage, gateways, and wayfinding elements, and to foster community life by supporting events and programming that bring residents together. In addition, the team explored opportunities to better connect surrounding neighborhoods to downtown through improved pedestrian corridors, trail linkages, and visual continuity across key intersections.

The master plan introduces targeted design improvements to key downtown corridors and public gathering areas. Proposed features include enhanced sidewalks and lighting, new landscape planting for shade and character, and designated public plazas to support markets and events. Gateway monumentation and branded wayfinding elements were integrated into the plan to create a stronger sense of arrival and reinforce Robbins’ small-town charm. Streetscape enhancements and accessibility improvements were designed to make the downtown more walkable and inviting while maintaining the town’s historic integrity.
The Robbins Downtown Master Plan provides a clear, implementable roadmap for the Town’s revitalization. It positions Robbins for sustainable growth and renewed community pride through a balance of preservation and progress. The plan gives the Town the tools to prioritize future investments, coordinate infrastructure improvements, and guide redevelopment across its central district. By blending historic character with modern design principles, the plan sets a strong foundation for a more connected, accessible, and vibrant downtown Robbins.
