Project Overview

Huntcliff is an existing condominium development in Southern Pines, NC, originally approved in 1980. Longitude Planning Group was engaged to evaluate and plan for Phase 2 development on approximately 4 acres of remaining property within the neighborhood.

Scope

The project focused on developing the remaining parcels within Huntcliff to allow for a maximum of 11 additional residential units, consisting of a mix of single-family and duplex homes. The site, located off East Indiana Avenue, surrounds existing homes and required a thoughtful approach to ensure compatibility with the established community while addressing modern planning and zoning requirements. Through close coordination with the Town of Southern Pines we helped create a plan that balanced new development with the character of the existing neighborhood. Our team focused on minimizing impervious surface while maintaining the natural feel of the area. Through collaboration with planning staff and participation in public meetings, Longitude Planning Group supported the rezoning effort and refinement of the development plan.

Design Features

The proposed plan includes a combination of single-family and duplex units arranged across two parcels totaling just over 4 acres. The layout responds to the site’s existing conditions and surrounding homes, while also incorporating pedestrian elements such as sidewalks and a trail connection to nearby Sandhurst Park. Access to the development is planned via an existing private drive within the neighborhood, maintaining continuity with the current community layout.

The Result

Through an iterative planning process and collaboration with local stakeholders, the project received approval from the Southern Pines Planning Board for conditional zoning, allowing the development to move forward with a defined set of conditions. This milestone positions the Huntcliff community for its next phase of growth while preserving its established character.
